As Originating Branch Manager at Stairway Mortgage, he has structured financing for hundreds of investment property transactions — which means he looks at every deal through both a cash flow lens and a financing lens simultaneously.
Jim built the Stairway Realty deal filter from the ground up: the 7.5% minimum cap rate, the $300/door cash flow floor, the 1.2x DSCR threshold. These aren’t arbitrary numbers — they’re the standards that separate investments from speculations.
He is also the founder of TwoSoldiers.org and the author of a 13-book manuscript on overlapping truth across world religions.

Olga handles seller and agent relationships in South Florida, coordinates property access and verification, and brings a buyer’s-eye view to every deal evaluation. Her retail real estate experience — under the Olga Blackburn Real Estate brand — gives her a unique ability to identify when a property is priced for owner-occupants versus when it actually makes sense for an investor.
