Founder · Investment Strategy

Jim brings over 20 years in banking and mortgage finance to every deal evaluation. As Originating Branch Manager at Stairway Mortgage, he has structured financing for hundreds of investment property transactions — which means he looks at every deal through both a cash flow lens and a financing lens simultaneously.

Jim built the Stairway Realty deal filter from the ground up: the 7.5% minimum cap rate, the $300/door cash flow floor, the 1.2x DSCR threshold. These aren’t arbitrary numbers — they’re the standards that separate investments from speculations.

He is also the founder of TwoSoldiers.org and the author of a 13-book manuscript on overlapping truth across world religions.

Olga Blackburn

Partner · Market Operations

Olga is a licensed Realtor and the operating partner behind Stairway Realty’s market relationships in South Florida and beyond. Her deep knowledge of local submarkets, pricing dynamics, and property condition gives Stairway Realty an on-the-ground perspective that purely data-driven networks miss.

Olga handles seller and agent relationships in South Florida, coordinates property access and verification, and brings a buyer’s-eye view to every deal evaluation. Her retail real estate experience — under the Olga Blackburn Real Estate brand — gives her a unique ability to identify when a property is priced for owner-occupants versus when it actually makes sense for an investor.

That distinction is exactly what Stairway Realty is built on.
